What separates construction and builder websites that win five-figure jobs from the ones that never surface — a practical checklist for UK building firms.

Here is an awkward fact we found while researching UK trade searches: type "builder website" into Google and you mostly get website-builder software — Wix, Squarespace, GoDaddy — not building firms. Construction companies can't rely on generic searches the way a plumber can. Customers find builders through "builder near me", town-specific searches, recommendations they then verify online, and increasingly by asking an AI assistant to shortlist firms. Every one of those routes ends at your website, and the stakes are higher than any other trade: an extension is a five-figure decision researched like one.

Across our city-by-city research into which trades Google and Gemini recommend, and in auditing dozens of building company websites since, the firms that win share a recognisable pattern.

The checklist

1. Projects as pages, not pictures. The single biggest difference. Winning construction sites give each substantial project its own page — double-storey extension in [town], loft conversion with structural steel, full renovation — with before/during/after photos, timescale, and scope. Each project page ranks for the next customer searching for that job, and gives a verifying homeowner (or AI) concrete evidence.

2. The verification file. FMB membership, TrustMark, CHAS, insurance-backed guarantees, Companies House age, named directors. Big-ticket customers verify before they call; the winning sites make verification take thirty seconds. Burying your credentials is the same as not having them.

3. Process transparency. What happens after the enquiry: site visit, itemised quote, schedule, payment stages, snagging. The firms that publish their process convert better because they answer the question every homeowner actually has — "what am I letting myself in for?" — before the first phone call.

4. Scope clarity. Extensions, conversions, new builds, renovations, groundworks — each its own page, each honest about the size of job you take. "No job too small" attracts the jobs you don't want and signals nothing to the systems matching searches to firms.

5. Reviews plus references. Construction buyers read reviews and then ask for references. Winning sites show current reviews against a consistent business name and say plainly that references from past clients are available.

6. Per-area pages with real projects. "Builder in [town]" is where the demand lives. A genuine page per area — anchored by actual projects completed there — is the structure that captures it.

7. Schema and answered questions. How much does an extension cost per square metre. Do I need planning permission. How long does a loft conversion take. Answer on-page, mark it up with Service and FAQPage schema, and your firm becomes citable when homeowners ask Google's AI or ChatGPT those exact questions — which, our research shows, they now do at every stage of a building project.
